JOB TITLE:

MECHANICAL PROJECT MANAGER

RESPONSIBLE TO:

Lead Mechanical Project Manager / Mechanical Services Director

JOB TITLE OF THOSE YOU ARE RESPONSIBLE FOR:

Mechanical And Plumbing Engineers / Sub-Contractors / Suppliers

GENERAL RESPONSIBILITY:

Organise the Trade Packages and Sub-Contractors required to complete the project

Working with Maris / WPM Project & Site Managers in a productive manner

Organising & coordinating works with Electrical and Build Project Managers

Provide Project cover for Electrical Project Manager during leave / sickness

SPECIFIC RESPONSIBILITIES:

Maintain and improve the delivery of projects – Quality / Programme / Site Standards

To assess project design requirements and provide fit for purpose solutions with company standards as a leading fit-out specialist.

To work with the project team to ensure successful project implementation.

To monitor work on site to ensure company site standards are maintained.

To continuously monitor and update drawings if changes are implemented.

To ensure the highest standards of Health & Safety within the company, including adherence to all CDM requirements.

Responsible for ensuring the Construction Managers and Sub-contractors have the latest design information.

Production of technical submission and approval of these prior to procurement of materials.

To ensure that all the drawings comply strictly with UK Building Control Regulations and the Design Disability Act.

To ensure that all project folders are always filed correctly on the server and any updated correctly recorded.

Maintain and improve the delivery of projects – Quality / Programme / Site Standards

Organise and operate effective control of Health & Safety and CDM requirements, including provision of RAMS

Manage and run the works packages professionally from site

Maintain strict financial control by means of the company’s financial control systems

Provide and continually review project procurement tracker (Immediately report any issues) add to weekly summary along with overspends

Use of Procore as required – upload mechanical drawings

Abide by The Workplace Build Golden Rules

Provide weekly project status report to the Construction Director

To comply with all company policies and procedures that relate to anti-bribery, quality, environment and health and safety.

BUILD DUTIES:

Attend Pre-Site Review and Contractor Kick Off Meeting

Learn the project and understand the Buildability (Detailing & Drawing Review)

Prepare list of Information Required (IRS) for the Kick-off Meeting

Buildability & drawing coordination – Report any issues to Manager

Ensure works are to the highest standards of workmanship and quality

Ensure the site is always kept immaculate during Construction

Ensure Speeds Stuns Process Is Implemented

Attend weekly Contractor Meetings and provide project updates as needed

Site Visits Weekly (Staffing & Build Quality Review)

Compile and issue project O&M and As Built’s 3 weeks and test certs 1 week prior to PC

Complete projects free of defects prior at handover and Practical Completion

COMMERCIAL DUTIES:

Agree WPM Mechanical quotation with Maris / WPB Project Manager prior to Adjudication

Raise Purchase Orders for all labour and materials on site (No Order, No Works)

An order can never be placed verbally or by any other written format other than a Purchase Order (This is against the Golden Rules)

Review works packages and contractor orders to ensure the scope is / has been for filled

Achieve financial targets and maintain strict control by means of the company’s financial control systems

Manage all change requirements on the project including Client Requests, Drawing Updates, Programme Implication and Purchasing with Maris / WPB Project Manager

OTHER DUTIES:

Full Compliance with the Building Fit-Out Guide

Regular liaison with the Building Management Team and adjoining tenants
